Dayton,               Ohio,               was               the               home               of               the               Wright               Brothers,               humorist               Erma               Bombeck,               and               sports               commentator               Dan               Patrick.

It               has               a               large               private               Catholic               University,               over               100,000               residents,               and               in               August,               it               also               had               1,411               foreclosed               properties               on               the               auction               block.

Open               the               Dayton               Daily               News               classifieds               section               on               any               given               Sunday               and               you               are               accosted               by               foreclosure               auctions.

Pay               anywhere               from               25%               to               75%               of               the               house's               appraised               value,               and               it's               yours.
               A               survey               released               by               RealtyTrac               in               February               revealed               that               the               Dayton               area               (including               Greene,               Miami,               Montgomery,               and               Preble               counties)               was               one               of               the               worst               ranked               cities               in               the               country,               51st               out               of               all               cities               in               the               country.

The               state               of               Ohio               didn't               fare               much               better,               holding               down               the               7th               position               out               of               all               50               states.

Dayton               and               Ohio               have               both               moved               up               on               the               list               from               the               2006               study.

This               trend               doesn't               seem               to               be               lessening               any               as               in               the               month               of               May               alone               Ohio               had               13,214               foreclosures,               and               by               the               end               of               summer,               Ohio's               foreclosure               rate               was               one               in               362               homes.

In               the               city               of               Dayton,               over               1300               foreclosures               were               reported               in               one               summer               month               alone.
               The               sheer               number               of               foreclosures               in               Ohio               is               rapidly               increasing,               with               six               cities,               Dayton               included,               that               rank               in               the               top               35               of               cities               with               the               highest               number               of               foreclosures               in               2007.

Other               Ohio               cities               on               the               list               include               Columbus,               Toledo,               Cleveland,               Cincinnati,               and               Akron.

At               the               same               time,               real               estate               sales               were               down               by               almost               5%               this               year.

That               means               there               are               less               chances               for               homeowners               in               trouble               to               escape               through               selling               their               house,               and               more               houses               sitting               on               the               market.


               Experts               point               the               blame               finger               at               the               mortgage               companies,               which               are               cutting               back               on               lending               programs               and               eliminating               some               loan               programs               completely.

However               the               true               answer               might               lie               in               the               city's               high               unemployment               rate;               while               Ohio               has               an               unemployment               rate               of               5.7%,               the               city               of               Dayton's               hovers               just               above               the               6%               rate.
               In               the               last               few               years,               several               Dayton               companies               have               cut               back               significantly               or               closed               their               plants,               including               Delphi,               and               the               Dayton               Rehabilitation               Center.

In               this               year               alone,               Ohio               has               lost               over               5,000               jobs.

None               of               those               facts               lead               any               hope               to               things               changing               in               Dayton.

By               August               of               2007,               Dayton               had               moved               up               to               16th               on               the               list               of               most               foreclosures               in               the               country,               with               a               surplus               of               over               10,000               houses               on               the               market.

That               gives               Dayton               its               highest               foreclosure               rate               in               history.
